BUILDING MAINTENANCE PERSON


ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Prepare a variety of surfaces for painting including wood, metal, glass, plaster, Stucco, wall board, brick and concrete; scrape, sand, and file as necessary.   Scrape, sand, fill, clean, patch, and repair surfaces of interior and exterior walls, woodwork and trim.

Mix or prepare pre-mixed paints and ingredients to blend, match, harmonize and / or contrast in specified colors and consistencies.  Use brush, roller, or spray gun to apply a variety of surface coatings such as paint, varnish, shellac, enamel, lacquer or other protective or decorative finishes; apply undercoats and finish coats.  Use, maintain, and clean brushes, tools and other equipment as required.

Erect, move, and work on ladders and scaffolding.

Perform general clean-up at job site; observe and implement proper safety practices.

Provide for proper materials as necessary to accomplish work orders; prepare and maintain records including labor, materials and work orders completed.

Provide assistance in various other areas of maintenance as required; perform semi-skilled to skilled maintenance repair and construction work in the basic trades.

Perform related duties and responsibilities as assigned.

Putting down floor tile with assistance, using proper glue, correct tile, and grout and tile cutter  Llaying ceramic tile using proper glue, correct tile, grout and tile cutter.  Also requires proper cleaning of tile.

Laying cove base using proper glue, color and proper cutting procedures; replacing ceiling tile

Re-stripe parking lots using proper paint and colors along with proper equipment and/or machinery.

Carpentry work may require fixing locks, broken windows, adjusting door closures, floor closures, window locks, and assisting with building cabinets and installation.

Painting hash marks, numbers, lines, and boundaries of all athletic fields using proper paint and equipment

Staining and varnishing of cabinets and doors using proper stain, varnish and necessary equipment.

Assists electrician, plumber, custodian, furniture mover, and grounds when needed

EDUCATION and/or EXPERIENCE
High school diploma or general education degree (GED); or one to three years related experience and/or training; or equivalent combination of education and experience.

CERTIFICATES, LICENSES, REGISTRATIONS
Valid Oklahoma state driver's license

OTHER SKILLS AND ABILITIES
Ability to operate spray painting equipment - gasoline and air powered.

PHYSICAL DEMANDS 
The employee must frequently lift and/or move up to 50 pounds.

WORK ENVIRONMENT 
While performing the duties of this job, the employee regularly works in high, precarious places and is regularly exposed to fumes or airborne particles and toxic or caustic chemicals. The employee frequently works near moving mechanical parts and in outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions, extreme cold, extreme heat, and risk of electrical shock. The noise level in the work environment is usually moderate.

Salary: $20,000 per year plus benefits.
